mode 1 was a sub-consultant working for Shepheard Epstein Hunter, the master planners, to design a scheme as part of the redevelopment of the Housing Action Trust for Stone bridge Estate in North West london.
The site, which overlooks a public open space is located by a main road which is divided in two by a secondary road, making safety for children a priority.

We have provided 14 houses and 16 flats.The mix development scheme is:
-18 no. 3 storey house (4 bed, 6 person)
-6 no. 2 storey house (2 bed, 2 person)
-12 no. 1 bed flat (2 person)
-4 no. 2 bed flat (4 person)

 

Newbury & Langport House

mode 1 were one of the firms selected by ATCP (residents), EMB and LBL for the remodelling of Newbury and Langport House site which are located on the estate boundaries edge.

Newbury and Langport House are a radical refurbishment project where mode 1 proposed a ‘holistic design approach’ to regeneration work, which formed the key ingredient together with a ‘hands on’ approach to resident’s consultation, which was seen as the ‘heart’ of the design process.

we used the design process to offer ‘social regeneration’ packages to the residents to assist and kick-start direct regeneration opportunities to the whole Estate. These ‘social regeneration’ packages consisted of a 12 months work plan.

Newbury House is a 5-storey block containing 30 no. flats and Langport House is a 4-storey block containing 48 no. flats.

Angell Town Estate-Assisted Self Build Eco-Homes

The EcoHomes are a new-build, community self-build housing scheme consisting of ten 3-4 bed houses in the Angell Town Estate, Brixton.

The scheme is an EcoHomes development, and features glass atriums for solar gain, solar panels on the roof, and grey-water collection facilities.

The materials were selected specifically to give the scheme an individual character, with careful use of brick, timber and steel. The overall design is contemporary, whilst referencing the typical London terrace pattern which is found in the area.

This sense of character was crucial, to ensure that residents have pride in the individuality of their homes. The units have been designed with their needs in mind, resulting in homes that do not resemble typical Housing Association accommodation.

The self-build residents were trained by the contractor, and installed the internal fittings, including kitchens, flooring and decorating. This provided them with skills and gave them a real sense of ownership of their property.

The development contains 10 no. family units, consisting of:
-9 no. three bedroom houses (5 persons)
-1 no. four bedroom house (6 persons).

Each house has its own private garden with shed, as well as ‘defensible space’ and bin store to the front of the property. click here for more information

Newbury & Langport House

The proposals to refurbish Newbury House and Langport House on the Angell Town Estate, Brixton, have evolved through extensive user consultation and participation.
Apart from the architectural duties, we were also contracted to provide architectural work placement training along with other design team consultants. To set up seminars for running a community radio station, newsletter, exhibitions and an organised Open Day.
Residents consultation is a key part of the design process and involves the whole of the design team. The process includes resident meetings, exhibitions, residents coach visits to other buildings and door-to-door consultations.

We incorporated ‘art’ in the project, commissioning Binita Walia, glass artist, to install an etched art piece entitled ‘sky’ to the glazed stair tower windows.

A variety of outdoor experiences including a water/bog garden, a butterfly garden, and a gravel area provided for the communal garden.

Residents have a choice of finishes to select for kitchen and bathroom fittings and for floor and wall finishes.

The project aim is to create a safe and sustainable environment for residents.
