The client's brief involved designing a space, which was light, airy and spacious. Their lifestyle dictated the brief demanding flexibility, allowing for future expansion and incorporating their present lifestyle, which involves entertaining friends.

The existing building is a 4 storey Victorian terraced house including a basement and rear garden. The treatment to the rear involves having a double height glazed conservatory at the basement, which opens onto the living room at ground floor and allows an expansive view of the garden.


 

Alteration & Refurbishment Project

Client: Solon Housing Association

The existing dilapidated property belongs to a private landlord whom has made a 10 year leasing agreement with Solon Housing Association. Solon offered to improve the existing property in return for affordable accommodation.

The architect’s brief was to refurbish the property to a quality standard that would last the life of 10 years duration.

The budget cost of £300K set was very limited i.e. £25K per flat.

The priority was to spend most of the cost to repair internal works; timber dry rot, rewiring, new electricity & gas meter, new plumbing, new fitted bathroom, kitchen, floor & wall finishes; and also a new “Reglit” glazed screen to kitchen to allow more natural light in to lobby area.

The rest of the budget was to overhaul existing slate roof tiles, clean out pigeon infestation to loft, part repointing to brickwork, external timber window repair and new waterproof plinth render.
